Document patterns, not only the latest stain
Photograph the affected area from close and wide angles, then note when it appears: during heavy rain, after wind-driven rain, after bathroom use or long after the weather clears. The timing can help narrow the areas that need inspection.
Include the corresponding external wall, roof edge, balcony, gutter, downpipe or wet area when it is safe and practical to do so.
Watch the paths that water is meant to take
Blocked outlets, inadequate falls, overflowing gutters, disconnected downpipes and water trapped at junctions can move moisture away from the obvious source. New finishes should not be used to conceal an unresolved water path.
New and existing work need careful junctions
Extensions, shelters, glazing and facade changes create connections between new work and the existing building. Roof levels, flashings, penetrations, sealants and drainage routes should be considered as a system rather than isolated details.
Use the initial review to decide the next check
Photos support the first conversation, but persistent water ingress may require site investigation or specialist input before repair scope and finishes can be confirmed. Keep the recommendation proportionate to the actual condition.
