Separate the budget into useful parts
Keep the core construction scope, owner-supplied items, professional or submission costs, temporary arrangements and contingency visible as separate planning lines. This makes the trade-offs clearer than one undifferentiated maximum figure.
Older homes contain more unknowns
Past alterations, concealed services, water damage, uneven substrates and inaccessible areas may only become clear after surveys or opening-up. The response should be to identify uncertainty early, not to pretend every condition is known from photographs.
Protect essential work before upgrades
Prioritise safety, water management, services, wet works and necessary repairs before optional finishes absorb the available budget. Must-have, should-have and later-stage items can then be reviewed against the same working total.
Treat contingency as controlled money
A contingency is not an invitation to spend without explanation. Changes should still be described, priced and agreed against the remaining allowance so the owner can see the effect on other priorities.
