Direct answer

What is the right way to compare renovation quotations?

Compare renovation quotations only after normalising the scope: the same rooms, quantities, materials, preparation, disposal, protection, service work, testing and handover responsibilities. Then identify exclusions, allowances, payment stages and the variation process. A lower total is not like-for-like when work is omitted, measured differently or left undefined, so resolve material gaps before appointment.

This is planning guidance, not legal, engineering or regulatory advice. Current requirements should be confirmed with the relevant authority or appointed professional.

Build one comparison basis before looking at totals

Write one room-by-room scope or use the same marked drawings for every quotation. Record whether dimensions are measured, estimated or subject to site confirmation. If one contractor prices a cabinet by overall run and another separates full-height units, drawers and internal accessories, the quantities need translating before the totals mean the same thing.

Compare responsibility as carefully as materials

Owners often compare tile, laminate or worktop names but miss who disconnects appliances, protects common areas, makes good openings, coordinates licensed workers or tests work before closure. A scope can contain the right product while leaving the interfaces between trades unresolved.

For regulated plumbing work, PUB distinguishes licensed work from listed simple plumbing work. EMA likewise directs owners to engage a Licensed Electrical Worker for electrical work. The quotation should identify the applicable responsibility rather than implying that every trade item is interchangeable.

Separate comparison from uncertainty management

This article answers whether two quotations cover comparable work. A provisional sum, allowance or exclusion is a different question: it records work or value that is not yet fully defined. Use the dedicated exclusions and provisional sums guide to test how that uncertainty will be confirmed and adjusted.

What this means for homeowners

  • Mark each line as included, excluded, allowance, owner-supplied or pending confirmation.
  • Ask how quantities will be remeasured and how substitutions will be approved.
  • Put the party responsible for interfaces beside each scope, not in a separate assumption that can be missed.
  • Compare payment milestones with completed, inspectable work rather than calendar dates alone.
  • Record the documents that form the appointment: quotation revision, drawings, schedules and written clarifications.

How LIMM Works uses the comparison

A practical review starts with the intended outcome, actual property and available drawings, then makes quantities, interfaces and unknowns visible. LIMM Works' in-house carpentry and trade capabilities can help connect measured work, site services and sequencing, but every included responsibility still needs to be written into the confirmed scope.

Connect the planning question to published work.

The completed kitchen photograph supports discussion of visible cabinets, worktops, island and appliance positions. It does not disclose the project's quotation, quantities, commercial terms or variation history.
