Start with the tenancy and building documents
The landlord or management fit-out guide, approved-use information, access procedures and reinstatement clauses can affect the design and programme. Review them with the floor plan and intended operations before treating the scope as fixed.
Map how work enters and leaves the building
Loading bays, lift dimensions, protection, security access, delivery booking, debris routes and permitted work windows can determine how materials and trades are sequenced.
Protect the operating requirement
Customer flow, staff movement, storage, back-of-house services and any need to remain partly operational should be described clearly. The construction plan needs to reflect the business, not only the empty unit.
Define what handover means
Testing, documentation, cleaning, outstanding items, landlord inspection and opening preparation should be included in the final stage. If reinstatement applies, record the required condition before works begin.
